The Government of the Republic of Croatia made a significant decision reducing the concession area for the Brodotrogir shipyard, while at the same time increasing the concession for the Servisni Centar Trogir marina, which is co-owned by Czech investors. This decision is part of the final phase of the restructuring of Brodotrogir. It is harmonized with the spatial plan of the city of Trogir, and aims to balance between the preservation of shipbuilding activity and the development of nautical tourism.

Key changes
Brodotrogir Cruise (shipyard):
- The area under the concession was reduced from 176,000 m² to 142,000 m² (a decrease of 34,000 m²),
- The concession fee remains the same: EUR 0.40 per m² for the permanent part, with an increase every five years by EUR 0.07 per m²,
- The variable part of the fee is 1% of the annual income.
Service Center Trogir (marina):
- The area under concession increases from 54,000 m² to 198,500 m² (an increase of 144,000 m²),
- The permanent concession fee for the marina increases from EUR 0.09 to EUR 2.18 per m², with an increase every five years by EUR 0.07 per m²,
- The variable part of the fee increases from 2% to 5% of the annual income.
Additional conditions and protection of the shipbuilding
An important protective mechanism is incorporated into the decision: if the shipbuilding activity is abandoned, i.e., the construction and servicing of ships ceases, the right to an extended concession for the marina is also lost. This ensures that shipbuilding remains a strategic activity in Trogir, and the state retains control over the development of the area.
These changes represent the final step in the restructuring of Brodotrogir, which for years went through the processes of privatization and financial consolidation. The reduction of the area of the shipyard and the expansion of the marina is coordinated with the urban plans of the city of Trogir, and the goal is to enable:
- Greater development of nautical tourism through increasing the capacity of the marina,
- Preservation of shipbuilding as a traditional and strategically important activity for the local community,
- Increase in state budget revenues through significantly higher concession fees, especially for the marina.
Who are Czech investors?
Czech investors, specifically EMMA Capital Group, took ownership of the marina from the previous owner, Danko Končar. This investment group already has experience in the marina sector in Croatia and is planning further investments and the development of nautical tourism in the Adriatic. The extension of the concession allows them greater space for growth and new investments, which should further improve the offer and competitiveness of Croatian nautical tourism.
The decision of the Government of the Republic of Croatia represents a balance between economic development and the preservation of industrial tradition. On the one hand, it opens space for strengthening nautical tourism and new investments, and on the other hand, it protects shipbuilding as a strategic sector. Significantly increased concession fees will bring more revenue to the state budget, while strict conditions related to the preservation of shipbuilding will ensure the sustainability of local industry and jobs.
